One of the biggest changes from the highly competitive pandemic-era market is choice. Many Florida markets are carrying considerably more inventory than they did several years ago, although conditions vary significantly by location and property type.
For buyers, that can mean more time to compare properties, evaluate value and negotiate thoughtfully. It may also create opportunities to consider homes that previously would have attracted multiple offers almost immediately.
But waiting indefinitely for the “perfect” market carries its own risk. Florida Realtors reports that buyers have increasingly returned to the market even without a dramatic improvement in mortgage rates.
Recent statewide data shows encouraging movement. In July 2026, Florida single-family home sales increased 5.1% compared with the previous year, while condo and townhouse sales rose 11%. New pending sales also increased, suggesting buyers are continuing to move forward even as affordability remains an important consideration.Sellers Need the Right Strategy
For sellers, today’s market rewards preparation and realistic pricing. Homes are still selling, but buyers have more information and, in many areas, more alternatives.
That makes condition, presentation, marketing and pricing especially important.
Statewide, the median sale price for an existing single-family home reached $425,000 in July 2026, up 3.7% from a year earlier, while the condo and townhouse median remained unchanged at $295,000.
The takeaway isn’t that every Florida property is appreciating at the same rate. In fact, the differences between communities are becoming increasingly important.
